Great Orlando real estate deals, April 2011 edition

Wow! This first month of Spring is really off with a bang. Inventory continues to go down while sales seem to get hotter and hotter. Our office closed some 46 properties during April 2011. Just check out the sampling below of some of the great deals we sold last month in sunny Central Florida.

1. Orange Avenue, Eustis, FL 32726. 3 bed/1.5 bath historic home with office zoning. Located on a 4-lane road on the same street as attorney and CPA offices just minutes from the downtown area. This bank owned REO home sold for a mere $20,000. What a steal.

2. Cinnamon Circle, Casselberry, FL 32707. 4 bed/2 bath pool home. An investor fixed up this beauty making it look spectacular. Sold for $174,000 to an FHA buyer after just 11 days on the market.

3. Harrisson Ave, Orlando, FL 32804. 3 bed/2 bath College Park bungalow. This home had beautiful hardwood floors, a modern kitchen, and showed exceptionally well. It was a short sale and we sold it after just 17 days on the market for the fantastic price of $265,000 to a cash buyer. Yes, people do have cash money to spend!

4. Lakecrest Dr, Apopka, FL 32703. Little 3 bed/2 bath home for super cheap. Another short sale that we negotiated for this motivated seller. Sold for just $25,000 to a cash buyer.

5. Garnet Ct, Kissimmee, FL 34759. 3 bed/2 bath beautiful home in the Poinciana area in Polk County. Hard to believe you can buy a nice home like that in great shape for just $52,000. What an awesome deal.

Orlando home deals sold in March 2011

The first quarter of 2011 is over and more great real estate deals have been snatched up here in sunny Central Florida. Check out this sampling of the many Orlando homes that our office sold in March.

1. Lightfoot St, Deltona, FL 32738. 3 bed/2 bath/2-car garage bank owned REO home. Yes it was a fixer upper house but look at how cheap it sold for. Just $34,000. A house like this can easily rent for $700+ per month. Talk about a cash cow.

2. Altera Ct, Kissimmee, FL 34758. Located in Poinciana in Osceola County this 4 bed/3 bath home sold for just a fraction of its 2005 value. With only 23 days on the market it sold for $90,000.

3. Thornhill Grand Cir, Orlando, FL 32820. Located in East Orlando this 4 bed/3 bath newer home was bought by one of our investors at the local foreclosure auction and fixed up to the nines. With only 15 days on the market, we sold it for $200,000.

4. Cloverdale Lane, Clermont, FL 34711. This beautiful 4 bed/ 3 bath home was just 5 years old. It showed absolutely immaculate and sold for a mere $165,000.

5. Pine Street, Altamonte Springs, FL 32714. 3 beds/1.5 bath pool home in great location close to everything. Bank owned foreclosure home with great area schools and sold for just $48,000.

January closed out with some 31 closed deals at Sand Dollar Realty Group.  Typically a slow month due to the lag caused from the Christmas holidays but a bunch of great deals got bought up.  Check out just a small sampling of what we sold last month.

1. Wyndcliff Circle, Orlando, FL 32817.  Located in east Orlando near the University of Central Florida. 4 bed/2 bath beautifully updated and remodeled.  An investor bought this as a foreclosure and fixed it up.  Sold after just 43 days on the market for $132,500. 

2. Dorris Drive, Orlando, FL 32807.  Located in the Goldenrod area. 4 bed/3 bath home.  Another investor flip deal that was fixed up nicely.  Sold to an FHA buyer for $137,900.

3. Battlegrove Drive, Davenport, FL 33837.  3 bed/2 bath pool home.  Located right near the front yard of Walt Disney World.  Sold for $100,000 with just 47 days on the market.

4. Hardy Mills Street, Kissimmee, FL 34758.  4 bed/2.5 bath home.  Just 5 years old.  Beautiful home with modern features and granite counters.  Went pending after just 2 days on the market and sold to a cash buyer for $124,900.

5. Lemon Twist Lane, Windermere, FL 34786. 5 bed/3.5 bath home. 2-story gem in newer neighborhood.  Looks absolutely fantastic. Sold for $208,900 after just 53 days of the market.
